All applications are processed online through the link on the “rentals available” page. All adults over 18 must apply individually. Please ensure that you review the application screening criteria before applying.

Once we have determined that you meet the minimum requirements listed in the rental criteria, we will be happy to schedule a showing.

Yes, a lease is required. We typically offer 12-month leases. Month-to-month leases may be available at a higher rate or after completing an initial lease term.

Yes, we require all tenants to have renter’s insurance.

Typically, applications are processed within 5 days. Delays can occur if we are waiting for references or background checks.

No, smoking is NOT allowed on any property.

No, subletting and short-term rentals like Airbnb are not allowed.

Your rent is due on the first day of every month. Payments made through the tenant portal are preferred.

Yes, but every roommate needs to get approval before moving in. Not getting approval violates the lease and could lead to eviction. Guests staying more than 14 days must obtain approval prior to their stay and may need to be added to the lease.

The policy depends on the terms in each specific lease agreement. Tenants MUST OBTAIN APPROVAL before adding any new pets to the home. Adding pets without approval is a lease violation and could result in eviction.

No. This would violate the lease agreement terms. All properties are rekeyed between tenants.

Yes, but we will provide advance notice as required by law. Property managers and staff may need to enter for reasons such as maintenance, inspections, or emergencies. In urgent situations—such as a major water leak or safety concern—entry may be necessary without prior notice to prevent damage or ensure safety. Additionally, authorized personnel like insurance agents or inspectors may require access. We respect your privacy and will do our best to accommodate your schedule while providing the proper notification as required by law.
